Position Summary

The Analyst, Residential Construction is responsible for electronically monitoring the progress of various initiatives and identifying areas of improvement for the Columbia Residential portfolio. The Analyst is responsible for ensuring data accuracy, data integrity, and that the reporting needs of the department are fulfilled. The Analyst, Residential Construction is the primary liaison to key stakeholders across multiple disciplines/departments, including Finance and Operations.

Responsibilities

• The Analyst is responsible for supporting the development of capital budgets and ensuring information flow is managed efficiently.
• The Analyst utilizes University systems, databases, and spreadsheets to reconcile accounts and perform budget versus actual analysis. He/she is responsible for researching, analyzing, and summarizing financial activities in assigned accounts.
• The Analyst is responsible for developing and providing reports as required and assists in the implementation and administration of financial policies, programs, and responds to stakeholders??? requests in a timely manner.
• The Analyst will work closely with the Director to ensure that all data needs are met, and that Columbia Residential Construction can rely on accurate data and efficient reporting practices.
• The Analyst prepares data reconciliation and quality control reports to ensure findings are comprehensive and complete. The analyst performs data entry as required into University systems such as Unifier-Skire, Maximo, and maintains the department???s dedicated website.
• The Analyst will also ensure that processes implemented for collecting and storing electronic information are in line with University policies.
• The Analyst will collaborate with the department by developing user requirements, identify suppliers, develop bid specifications, creation of bid lists, solicitation of bids, obtain proposals and recommending the most cost-effective solutions to senior management.
• The Analyst will play a key role in guiding the Residential Construction team on best practices with respect to collection, review, enrichment, and validation of data.
• The Analyst will independently develop analytics and key performance indicators on the University???s housing and construction initiatives. The Analyst will effectively maintain product knowledge of Columbia Residential properties and competitive properties through periodic market research and networking.
• The Analyst will develop an orderly set of In-House Central files for all projects under the purview of the team, coordination of internal/external meetings, minutes, and drafts correspondence and narratives.
• The Analyst will be the primary liaison to local and University IT departments. This role includes holding and attending regular meetings with the University???s Facilities and Operations Information Technology Department to voice any needs or concerns from Columbia Residential Construction.
• The Analyst will produce guidelines and provide training to Residential Construction staff in relevant areas, including data collection and reporting.
• The analyst will be responsible for the creation, design, and editing of all presentation decks for Residential Construction. The presentations will be designed for their target audiences, emphasizing visual and analytical key points through an interactive process to present data in a clear, concise, and professional manner.
• This position is designated as ???Essential Personnel??? and is required to report on campus to their normal work location (or an alternate site as designated) for work during an emergency closure, even if the closure occurs during a time that they are not regularly scheduled to work.

Minimum Qualifications

• Bachelor???s degree and/or its equivalent experience required; advanced degree preferred.
• Minimum of 3-5yrs. of related experience required; specific experience with reporting and analytics preferred. Experience with data processing and computer-based systems including Microsoft Suite is essential. Ability to direct data processing and analysis efforts efficiently and with a keen attention to detail is required.
• Familiarity with Construction Management & Operations and respective agencies (DOB, OSHA, FDNY???), Columbia University systems, processes, and procedures.
• Experience meeting tight timelines while providing accurate information and service, with high attention to detail. Experience developing queries and interpreting results to solve issues.
• Must demonstrate the ability to exercise sound judgment.
• Patience, tact, and the ability to work well under pressure in a busy office are a necessity.
• Prior experience developing budgets, creating and providing training is preferred.
• Excellent customer service and communication skills, both written and verbal, are required.

Preferred Qualifications

• Experience in a higher education environment preferred.
• Experience producing analytics as required to meet Columbia Residential reporting requirements. Experience with budgeting, accounting, and/or financial reconciling is preferred.
• Additional experience with Housing-specific software preferred.
