Responsibilities :

• Oversee custodial care of buildings and grounds
• Coordinate work schedules 
• Create and oversee custodial work plans for longer school breaks
• Facilitate cooperation, communication and teamwork amongst maintenance and custodial staff
• Conduct Regular meetings with outsourced cleaning company account manager to review work
• Do weekly walk-throughs of buildings to review the quality of maintenance/ custodial work
• Do random evening check-ins to review cleaning work routines
• Work with outside vendors to maintain/service all aspects of the buildings
• Solicit project bids and review with Chief Operation Officer
• Oversee service providers to ensure that project is completed satisfactorily when applicable
• Work with Chief Operations Officer to plan for daily, seasonal, yearly, special, preventative and long-term maintenance and custodial needs
• Maintain inventory of all necessary supplies, building-related equipment, tools, and furniture
• Maintain MSDS documentation for all chemicals on-site in all three locations
• Coordinate inspections, tests, filings, communication and record-keeping required for AHERA compliance
• Work with administration, faculty and staff to coordinate facility and custodial needs for special events
• Work with Chief Operations Officer to maintain and troubleshoot card access to buildings
• Assist Chief Operations Officer to oversee the general operations, repair, maintenance all school buildings and grounds as needed

 Required Knowledge, Skills, and Abilities:

• HS diploma or GED is required; BS preferred
• Minimum of five (5) years experience as a maintenance worker; school maintenance experience preferred
• Maintain FDNY Certificate of Fitness S-95, F-01, F-03, F-04, F-07 
• Must demonstrate professional proficiency in the English Language
• Detail-oriented, organized and able to maintain records
• Use of personal protective equipment for all jobs requiring PPE
• Timely arrival every day and working at a consistently productive rate throughout the shift with a 30-minute break
• Knowledge of and adherence to proper safety standards for the use of all chemicals, procedures, and equipment used
• Strong working knowledge of building management systems, databases, online work order programs and general computer skills necessary for record-keeping, facilities maintenance, communication, and online research
• Ability to read and interpret documents such as operating and maintenance instructions, procedure manuals, and architectural drawings
• Ability to properly and safely operate all building, maintenance, and custodial equipment utilized.
• Experience maintaining inventories and logs and ordering supplies and materials for repairs/maintenance of facilities
• Prior hands-on experience in commercial HVAC maintenance, preferably Daikin units and/or chilled water systems
• Electrical training and/or documented experience with minor electrical repairs/maintenance
• Experience with AHERA Management Plans
• ability to problem solve and communicate well with all other staff and community members  
• Be willing and able to be on call for emergencies 24/7 as needed
