Senior Property Manager – Commercial Real Estate Association Properties

We are seeking an experienced and highly motivated Senior Property Manager to join our team. The ideal candidate will have a proven track record of managing commercial real estate properties, experience with association governance, and the ability to lead with professionalism and expertise.

Key Responsibilities:

• Portfolio Management: Oversee a portfolio of commercial real estate projects and association properties, ensuring compliance with CC&Rs, bylaws, and other project and association documents.
• Financial Oversight:
• Develop, monitor, and manage property budgets, including association budgets.
• Conduct financial reporting, including variance analyses, delinquency reports, and reserve studies.
• Ensure timely collection of assessments and address delinquent accounts in collaboration with legal counsel.
• Maintenance and Operations:
• Manage vendors and service contracts, ensuring compliance with service level agreements and standards.
• Oversee property maintenance, repairs, capital improvement projects, and tenant improvement processes.
• Ensure compliance with ADA, safety, and other regulatory requirements.
• Capital Expenditures (CapEx) Expertise:
• Assess CapEx needs, obtaining competitive bids, coordinating with contractors, and ensuring projects are completed on time and within budget while aligning with ownership objectives.
• CAM Expense Management & Reconciliation:
• Experienced in managing Common Area Maintenance (CAM) expenses, including budgeting, reconciliations, expense allocations, and ensuring compliance with lease agreements.
• Board and Owner Relations:
• Prepare for and attend board meetings, presenting budgets, financial reports, and management updates.
• Act as the primary point of contact for property owners and board members, addressing inquiries and providing solutions.
• Assist with owner/tenant communications, including notices, newsletters, and updates.
