Title: Project Manager Reports to: Senior Project Manager or Principal Summary: As a Project Manager, you, in partnership with the Project Architect and Project Designer are responsible for project financial performance schedule and team communication. You may manage one or more projects during all phases of a project until completion and direct employees and consultants at all levels to ensure that proper steps and procedures are taken and that the work is completed as planned, budgeted, scheduled and in conformance with design intent. This is a fully competent professional architect who works independently to lead and direct the work of the project team. This individual will manage the development and completion of one or more projects in a manner consistent with firm-wide standards for project delivery. This individual possesses overall project responsibility including client relationship, scheduling, budgeting and construction administration and is accountable for the quality of work performed, client service and profitability. Essential Duties and Responsibilities: (other duties may be assigned) Leadership - Reviews project RFP and recommends consultant team. Issues consultant RFPs.
- Prepares architectural fee estimate.
- Assists in contract preparation and review.
- Fosters and maintains a collaborative professional working relationship with the Project Leadership Team.
- Participates on and/or leads multiple project teams as Project Manager.
- Assists senior management in developing and validating project scope and fee, budget, and scope of services during the marketing and contract development process.
- Assists in preparing project presentations. May participate and/or lead client presentations.
- Consistently provides complete and timely communication of project information to and from clients and project team. Responsible for managing project using the Ajera Project Management system; completes work plans; including identification of project team members, budget, consultants, schedule for completion, fees and costs as well as additional service requests.
- Assists senior management in the preparation and execution of consultant contracts.
- Assists with negotiating fees and contracts.
- Ensures that budgets have been developed to provide for Quality Management Program through the life of the Project.
- Incorporates Integrated Sustainable Design solutions into projects.
- Fosters a commitment to external and internal client service.
Management - Plans, organizes and manages project. Provides on-going communication through team meetings/minutes/up-date memos to project team.
- Communicates with consultants, contractors, sub-consultants and other disciplines to ensure effective communication.
- Monitors construction administration during the construction phase
- Develops and maintains positive relationships with clients, consultants, and contractors.
- Applies proper QA/QC methods throughout project.
Client Interface - Responsible for maintaining client relationships throughout project. Keeps client apprised of project progress on regular basis. Initiates and maintains contact with other key project individuals for clarification, coordination and negotiation of critical issues.
- Consults with client to determine design criteria, function and spatial requirements and prepares information regarding design, specifications, materials, color, equipment, estimated costs, and construction time. Plans layouts of projects and integrates engineering elements into unified design for client review and approval.
- Defines and documents client requirements and establishes project approach.
Business Development - Identifies new business opportunities while developing current client relationships. Listens for and seek out new projects which may exist or are being formulated.
- Participates in selected marketing and business development opportunities.
- Assists in development of fee proposals for marketing proposals.
Staff Development - Provides leadership including professional development coaching and mentoring staff.
- Defines staff requirements for projects as needed or directed. Makes recommendations to senior management for staff promotions/terminations for project team and Architecture discipline. May participate in interviews and recruiting of professional staff.
Knowledge, Skills and Abilities: - Strong knowledge of design, trends, construction methodology, material application, and manufacturer-supplier appropriateness.
- Advanced knowledge of architectural building systems.
- Thorough understanding of project work plans, schedules, staffing, and budgets.
- Thorough knowledge of Building Information Modeling (BIM) and Integrated Project Delivery (IDP).
- Advanced knowledge of sustainability, integrated design and LEED guidelines.
- Ability to manage multiple projects of a complex scope.
- Possess strong hand and advanced CAD drafting skills.
- Proficiency in AutoCAD/Revit.
- Proficiency in MS Project.
- Proficiency in Microsoft Office Suite.
- Proficiency in 3D Modeling software such as 3D Studio Max and Lumion preferred.
- Proficiency in Photoshop, Illustrator, Sketchup, and InDesign graphic software preferred.
- Proficiency in Deltek Ajera.
- Proficiency in Alliance2Build.
- Ability to work in team environment.
- Ability to effectively meet deadlines.
- Advanced knowledge of construction materials, standards and codes.
- Minimum one year previous supervisory and personnel management.
- Ability to work effectively within a collaborative team environment.
- Ability to complete tasks with accuracy and with strong attention to detail.

Desired Experience - Bachelor’s or Master’s degree in architecture or equivalent in education or experience.
- 5 years’ experience in architectural practice with management experience in all phases of projects through post-occupancy.
- Licensed Architect with current registration.
- NCARB registration.
Physical Requirements/ Work Environment: - Normal office environment with moderate noise levels, occasional lifting of up to 25 lbs., regular walking, sitting, bending, twisting, standing and reaching.
- Ability to perform consistent work on PC.
- Domestic travel may be required.
