POSITION SUMMARY: The Senior Property Manager oversees all aspects of Company’s mixed-use portfolio in the DFW region with a primary focus on industrial assets. The Senior Property Manager is responsible for all day-to-day operational management activities of buildings and grounds, consistent with internal policies and procedures, approved budgets, business plans, and management direction. This position ensures all stakeholders are successful, building value for all involved, and achieves continuous enhancement and optimization of overall building operations. The successful candidate will be able to demonstrate core competencies in the following areas: Leadership: - Assist in building a high performing property management team to meet growth plan and actively recruit talent as needed.
- Responsible for mentoring and coaching the property management team, including performance reviews, training, and professional development.
- Provide regular feedback to team via annual performance objectives, mid-year reviews, annual reviews, and other communication opportunities.
- Coordinate appropriate training for new hires and property management team.
- Create culture that fosters open communication, collaboration, and rewards team effort.

- Participate in the development of the annual property management strategy.
- Assist in the development and implementation of departmental policies regarding building maintenance and contracted service providers with input from Asset Management and Operations Team.
Management Operations: - Ensure that all operational and building safety systems are maintained in accordance with manufacturer’s recommendations, city codes, and the lease agreements, at a level consistent with or above industry standards.
- Identify, recommend, prepare bids, and oversee building improvements, consisting of operational and capital projects, tenant finish construction, and make ready construction.
- Perform routine site inspections of building interior and exterior, document findings, and take corrective action as needed.
- Respond to and handle building maintenance/repair services and improvement projects. Prepare contracts when necessary.
- Contract with and manage vendors for building maintenance/repair services and improvement projects. Prepare contracts when necessary.
- Manage protocols ensuring timely responses to after-hours calls and emergencies, ensuring all issues are resolved.
- Manage vendor relationships effectively to ensure service expectations and contract obligations are met, including bid and insurance requirements. Provide quality-control oversight, implement cost-containment initiatives, and act as the liaison between tenants and third-party service providers, as necessary.
- Participate in leasing and client team meetings and ensure effective communication between leasing and
- property management team members to achieve client’s goals and objectives.
- Assist with the acquisition and disposition of properties as it pertains to gathering, assembling, and logging of due diligence information as directed.
Customer Service / Tenant Relations: - Develop and maintain a point of contact with each tenant in order to understand and assist with their business objectives, as it relates to their space needs.
- Manage tenant milestones / critical dates and report updates to stakeholders per company policy and procedures and on an as needed basis.
- Provide a superior tenant experience in a proactive manner for meeting tenant requests within their premises and the buildings’ common areas, in accordance with lease agreements.
- Promote goodwill, provide high-quality service, and implement tenant retention practices with input from Asset Management.
- Arrange tenant appreciation events and acts of kindness.
- Oversee all lease administration activities and review all details for accuracy and regulatory compliance, including abstracting leases and inputting into Yardi.
Financial Management: - Identify, collect and reconcile all rents, escalations, and other charges as identified in the lease agreements.
- Develop annual operating budgets with a focus on increasing revenues, controlling costs, and maximizing the leasability of the property accurately and on time, reforecasting according to company policy and procedures, or on an as-needed basis.
- Accurately report transactions using corporate accounting systems and methods in compliance with policies, procedures, and timelines.
- Assist in preparation and collection of annual CAM reconciliations.
- Prepare and deliver timely, accurate, and complete financial reporting, summarizing operational and leasing activity and analyzing variances.
- Manage operating costs and develop appropriate written scopes of service for contracted vendors, bidding out services on an appropriate basis. Communicate progress to Asset Management.
- Assist Asset Management team with the preparation of annual property business plans.

EXPERIENCE & EDUCATION: - Bachelor’s degree in Business, Real Estate, or related field preferred.
- Minimum of 5-7 years of successful, professional industrial/commercial property management experience with significant supervisory experience.
- Significant experience with financial statements, budgets, and P&Ls.
- Advanced experience working with Microsoft Office Suite; experience with Yardi, Kardin and VTS software programs.
- Advanced understanding of landlord and tenant laws and all financial aspects of a project, including cash or accrual basis, CAM billing, prior year reconciliations, etc.
- CPM or RPA designation is preferred.
