About the Opportunity

JOB SUMMARY

Responsible for the day-to-day operations, management, organization, and direction of trades maintenance operations for electrical, fire safety and generator shops. Exercises overall responsibility for monitoring productivity of staff, establishing schedules and delivers efficient and timely maintenance and upgrades of all fire, electrical and emergency power requirements for over 9 million square feet of academic, residential, and administrative facilities. Ensures staff are working safely and following safety procedures; arranges and provides skill and developmental training. Develops, coordinates, and administers, regular inspection of facilities including effective, planned preventative maintenance programs where applicable. Acts as liaison with PREF project managers, contractors, and members of the University community on all matters affecting Electrical, fire safety and emergency generator related issues. Monitors and controls expenditures and abides by university procurement rules and regulations. Establish guidelines to monitor and maintain records of work requests and monitors work request progress to ensure high level of customer service and satisfaction. Administers collection of necessary technical data to support budget allocations for deferred maintenance items and facility equipment upgrades. Documents specific overtime allocations and maintain fair and equitable overtime distribution among staff. Schedules and oversees regular Shop Meetings to discuss updated work processes, equipment, staff concerns, safety, and campus updates. Supervises employees in accordance with university policies, including recruitment, discipline, performance evaluations, and terminations.

MINIMUM QUALIFICATIONS

Massachusetts Master Electrical license required.
Possess extensive knowledge of electrical, fire safety and generator trades including but not limited to managing the preventative program for normal, emergency and 15 KV electrical systems and equipment and NFPA 70E, IEEE 1584, OSHA 29 CFR 1910 Subpart S Certified.
Ideal candidate will have a minimum of 10 years' experience in a supervisory capacity of 20 FTE and several temporary resources.
Must be able to manage multiple disciplines concurrently.
Demonstrated ability to work with a diverse workforce and foster a collaborative work environment including the ability to rapidly establish positive working relationships internally and externally.
Proficient at standard computer software packages including Microsoft Office Suite (Excel, Word, Access, PowerPoint, SharePoint, Teams, and Outlook) in performing work assignments.
Ability to adapt, improvise and create reports relating to administration of shop staffing, scheduling, overtime, and related activities.
Working knowledge and experience with a Computerized Maintenance Management System (CMMS) such as Archibus or equivalent.
Must hold a valid driver's license in the state of residence or recently resided. This position requires a criminal background check.

KEY RESPONSIBILITIES & ACCOUNTABILITIES

FIRE, ELECTRICAL & EMERGENCY POWER SYSTEMS

Provides operational leadership and decision making for the Electrical, Fire Safety and Emergency Generator shops.
Maintain statistical records for productivity, liability, and functionality of work requests more than 8,000 annually for the electrical shop, 3,000 annually for the Fire Safety shop and 1,500 annually for the Emergency Generator shop
Develop, coordinate, and administer the regular inspection of the electrical systems including an effective planned preventative maintenance program for normal, emergency and the 15KV electrical systems and equipment. maintenance of the 15 KV electrical system for entire campus.
Managing emergency and backup generator testing andmaintenance
Coordinating Fire Safety equipment inspections and maintenance
Ensure 24/7 emergency response capabilities

LEADERSHIP/PERSONNEL MANAGEMENT

Project and maintain a customer focus.
Establish goals and maintain priorities to prevent interruptions to the University community.
Make recommendations to reallocate resources, as necessary to achieve goals.
Coordinate and maintain all record reporting systems including work orders (Archibus), sick time, overtime, and vacation time.
Maintain statistical records for productivity, liability, and functionality of work requests more than 13,000 annually.
Manage and supervise a diverse, multi-trade workforce of 20 people encompassing two shifts.
Assure equal and integrated distribution of work orders evenly across staff and that they are promptly completed, both physically and electronically.
Develop and coordinate training and development programs to promote excellence.
Develop hiring standards to ensure a quality skilled workforce.

HEAVY MAINTENANCE

Recommend and submit for approval critical repairs and maintenance of aging, obsolete and/or inadequate Electrical, fire safety and emergency generator systems.
Oversee work from conception through completion whether with in-house staff, contractors or by working in conjunction with PREF Capital Projects via SCPR process.

PROJECTS

Work with PREF Capital Projects teams to establish and review construction, renovation, and special project plans and specifications for all University operational (academic and residential), deferred maintenance and capital projects.
Develop university standards and oversee compliance on all electrical, fire safety and emergency generator related work and products.
