Director of Property Management Company Berltex Holdings is a real estate investment, development, and management company in San Antonio, Texas owned by James Lifshutz. This position will be to oversee the property management function of the company with its diverse real estate portfolio located primarily downtown and in the center city of San Antonio. Job Description The key requirement of the Director of Property Management is the ability to direct onsite staff and central office management staff to achieve a high level of service and profitability. That means hiring staff as necessary, training, coaching, setting expectations, counseling, and rewarding positive outcomes. Additional job functions, naturally, requires frequent property inspections, understanding and enforcing commercial and residential leases, maintaining good tenant relations, budgeting, keeping rents competitive and costs under control, overseeing property repairs, and producing timely and accurate property operating reports – in short, the nuts and bolts of real estate management. This role requires that you maintain good situational awareness of the local commercial and residential real estate market to be able to spot and react to risks and opportunities. In short, you will manage our property management team to optimize property performance. This position does not require an oversight of bill paying, bookkeeping, financial reporting and other administrative functions which are handled by our finance department and other central office staff; but it does require collaboration from the Director of Property Management to ensure that revenues and expenditures are coded accurately, variances explained, and performance otherwise optimized. Although the portfolio is small (about 30 properties), it is diverse across retail, multi-family, single-family, land, industrial, and small commercial. The perfect candidate is one who wants to learn and expand their real estate knowledge and skills beyond others in the business who have only specific skills related to a single, cookie-cutter, asset type. You will report to and work closely with our Asset Manager/Controller who will hold you accountable to deliver high portfolio performance, and who will expect you to ask questions, learn, and teach.
