| POSITION SUMMARY: Our Client is seeking an entrepreneurial and hands-on Property Manager to oversee a growing portfolio of single- and multi-tenant retail properties across the Southeast. This individual will serve as the primary steward of tenant relationships, vendor coordination, and operational optimization. The role combines day-to-day property management functions with strategic oversight over value-add initiatives and capital planning. As the portfolio expands, the Property Manager will have the opportunity to shape the property management platform with a clear career path toward Director of Property Management. RESPONSIBILITIES: Operations & Maintenance - Direct management of day-to-day property operations, including maintenance, repairs, and vendor management (landscaping, parking lots, roofing, snow removal, etc.).
- Ensure compliance with local codes, ADA, fire/life safety, and environmental regulations.
- Conduct regular site inspections to ensure high standards of property appearance and functionality.
Tenant Relations & Lease Administration - Serve as the primary point of contact for tenants; address issues promptly to maintain strong tenant satisfaction.
- Monitor and enforce lease obligations, including renewals, expirations, rent escalations, and other critical dates.
- Coordinate with accounting on collections, late notices, and delinquencies.
- Manage annual CAM budgets and perform reconciliations with accuracy and transparency.
Financial Management & Reporting - Develop and oversee annual operating budgets; prepare monthly financial reports and variance analyses.
- Proactively manage operating expenses with a focus on NOI growth and long-term value creation.
- Support ownership in preparing materials for investor and lender reporting.
Capital Projects - Plan, budget, and oversee tenant improvements and capital projects (e.g., roof replacements, HVAC upgrades, parking lot resurfacing).
- Prepare scopes of work, solicit and evaluate bids, and manage contractors through project completion.
Leadership & Growth - Provide direction to property management support staff and assist in building the department as the portfolio expands.
- Identify and implement strategies to reduce costs, drive revenue growth, and enhance overall property value.
QUALIFICATIONS: - 3–5 years in commercial property management; direct experience with retail centers is a plus.
- Familiarity with building systems (roofing, parking lots, structural, HVAC, mechanical).
- Proven ability in budgeting, expense management, and variance reporting.
- Understanding of retail lease structures, CAM reconciliations, renewals, and critical date management.
- Organized, detail-oriented, and capable of managing multiple priorities in a fast-paced environment.
- Strong written and verbal communication skills and proficiency in conflict management.
- Entrepreneurial and proactive.
- Proficient in Microsoft Office Suite, Dropbox, and the ability to adapt and learn new technologies.
- Willingness to travel periodically to properties across the Southeast.
