| LOCATION: Remote - Central or Eastern Time Zone Our Client is a privately held, full-service net lease and shopping center development firm with assets across the Eastern United States. The shopping center portfolio includes properties totaling over 300,000 square feet in 3 states. Our Client strives to provide a unique approach to every property which results in exceptional asset performance. This position is responsible for overseeing and managing the day-to-day activities of a portfolio of shopping centers to protect and enhance each real estate asset. The selected candidate will be a collaborative team player with leadership qualities, that welcomes a challenge and is confident in their decision-making ability. The position reports directly to the company’s principals. RESPONSIBILITIES: - Manage the day-to-day operations of a growing portfolio of shopping center properties.
- Create operations budget for all shopping center.
- Assists with accounting team on processing payments for Common area charges.
- In conjunction with accounting team, work through year end common area reconciliations.
- Develop strong collaborative and inclusive relationships with members of the acquisitions, development, leasing, construction finance and accounting teams.
- Maintain and develop strong relationships with existing tenants.
- Respond to tenant and asset customer inquiries and suggestions.
- Respond 24 hours, 7 days per week to any tenant issue or property emergency.
- Develop operations programs that contribute to the overall profitability, safety, and productivity of the assets.
- Resolve maintenance issues, develop preventative maintenance plans, administer property improvements and oversee existing property conditions at all assigned assets.
- Oversees marketing efforts and special events at the property level.
- Prepare the annual budget of each assigned asset as well as any required reforecasting.
- Assists in the creation and review of budgets for each asset.
- Prepare monthly and quarterly variance reports for each asset.
- Inspect properties on a regular basis to note and correct all property issues.
- Assist in managing fiscal activities of the property including development and adherence to the budgets.
- Recommend and implement property sustainability practices.
- Evaluates property needs and recommends capital improvements across the portfolio as required.
- Executes approved projects in a timely manner – ensures scope accuracy and compliance including all assigned Property Managers projects.
- Develops relationships and serves as liaison to civic representatives, business partners, home office, and tenants.
- Establishes and maintains positive community relations by attending various functions as a representative of the assigned properties. Reviews and approves requests for tours, information, and public appearances.
- Acts as Tenant Coordinator and monitors on-site tenant construction for compliance with approved plans for all assigned properties. Works proactively with others to ensure meeting rent commencement dates.
- In cooperation with retail leasing team, show space and interact with national, regional, local tenant prospects to enhance property income.
- Understand and report on market conditions, competition, community/ government issues, and economic development plans.
QUALIFICATIONS: - 10+ years of experience in managing retail shopping centers and/or mixed-use assets.
- Four-year college degree preferred.
- Creative abilities; able to think “outside the box”.
- Demonstrated leadership and management ability.
- Excellent organizational, communication, and interpersonal skills.
- High proficiency of Microsoft software including Word, Excel, and Outlook.
- Affiliation with ICSC and advanced Property Management specific certifications preferred.
- Strong analytical and problem-solving skills.
- Day and overnight reimbursable travel required.
