 Opportunity and Position Summary:  
 This is an exciting opportunity to oversee a $1 billion portfolio comprised of institutional quality assets located in Northern and Central Florida as well as in the Houston and Austin markets. You will collaborate with colleagues across Acquisitions, Portfolio Management and Capital Markets to develop and execute strategic business plans. If you have a proactive and hands on asset management style with the ability to make strategic recommendations from the perspective of an owner, we&#8217;d like to meet you. The ideal candidate will enjoy having autonomy, while working in a collaborative environment. The Vice President will be supported by an Analyst. 
 A minimum of eight years of direct real estate industry experience is required with experience in office, industrial, and retail asset classes strongly preferred. Some travel will be required. This is both a qualitative and quantitative position. Strong analytical, critical thinking and writing skills are also necessary. 
 Primary Duties and Responsibilities:  
 
 Lead asset management efforts for a portfolio of office, industrial, and retail properties across commingled funds and separate accounts, with direct accountability for asset performance and value creation. 
 Develop and execute comprehensive business plans for assigned assets and contribute to broader portfolio strategy, including hold/sell analyses and capital allocation decisions. 
 Drive operating performance by overseeing third-party property managers, including annual budgets, capital plans, and leasing strategies. 
 Direct leasing strategy and oversee third-party brokers; participate in and lead lease negotiations for key transactions. 
 Monitor and analyze asset performance, including NOI growth, leasing velocity, and capital execution; implement initiatives to enhance value, mitigate risk, and track operational efficiency. 
 Partner with Acquisitions group by providing asset-level insights and assisting in due diligence efforts for target investments in designated markets, including review of underwriting assumptions, market dynamics, and operational risks. 
 Lead post-acquisition integration, including transition planning, business plan execution, and alignment with portfolio objectives. 
 Collaborate with Portfolio Management and Capital Markets teams on asset positioning, refinancing, recapitalization, and disposition strategies; support execution of sale processes. 
 Interface with investors and joint venture partners as needed, including contributing to reporting, presentations, and performance updates. 
 Oversee and mentor junior team members, including Analysts and Associates, and review financial models, valuations, and reporting outputs. 
 Promote a culture of respect, accountability, collaboration, and continuous improvement. 
 
 Skills and Competencies: 
 
 Bachelor&#8217;s degree required; concentration in real estate, finance, economics, or related field preferred. Advanced degree (MBA) or professional designation (e.g., CFA) is a plus. 
 8&#8211;10+ years of relevant real estate asset management experience, preferably within an institutional investment management environment. 
 Demonstrated track record of driving asset performance and executing value-add strategies across multiple property types. 
 Strong financial and analytical skills, including proficiency in Argus Enterprise and advanced Excel modeling. 
 Deep understanding of leasing, capital projects, and property operations across office, industrial, and/or retail assets. 
 Excellent communication skills, with experience presenting to senior leadership, investors, and external partners. 
 Strong negotiation skills with experience structuring and executing complex lease and transaction agreements. 
 Proven ability to manage multiple assets and priorities in a fast-paced environment while maintaining attention to detail. 
 Leadership capability, including experience mentoring junior professionals and influencing cross-functional teams. 
 Demonstrated intellectual curiosity with a proactive approach to understanding market trends, challenging assumptions, and identifying opportunities to enhance asset and portfolio performance. 
 Highly motivated, proactive, and entrepreneurial mindset with strong ownership of outcomes.

 Primary Duties and Responsibilities: 
 
 Prepare detailed underwriting in both Excel and Argus (as needed) with a focus on crafting defensible cash flow projections and deal returns that are based on a combination of historical precedent and thoroughly researched go-forward assumptions. 
 Lead the creation of internal and external presentations, memoranda, and reports regarding proposed investment opportunities, new investment vehicles and existing investments. 
 Analyze market research to evaluate prospective new investment opportunities or strategies. 
 Facilitate the onboarding of new investment opportunities by collaborating with senior team members and managing critical documentation. 
 Develop and maintain internal data collection processes, including sales tracking, income statement analysis, and pipeline updates to ensure accurate and timely information. 
 Work with senior team members in the analysis, documentation, and execution of various capital transactions, including acquisitions, partnerships, financings, development programs and ultimate exit opportunities. 
 Interface with internal and external parties, including operating partners, leasing/sales brokers, lenders, accounting teams, legal counsel and other market contacts as needed.

 Skills and Competencies:

 3-6&#xa0; years of relevant real estate experience, with a strong aptitude in financial modeling. Experience across multiple asset classes preferred.
